It
is the intent of The Woodson Group, LLC to complete the Mt.
Woodson Master Plan and Development utilizing entitlements
Currently approved by the County of San Diego. The next phase
of Mt. Woodson Master Plan is to develop a Destination Resort.
The Woodson Group is seeking a qualified Hospitality Operator/Joint
Venture Partner to participate in the acquisition and development
of the Mt. Woodson Resort. Equity is required to complete
the acquisition of the Resort Site property and proceed with
design and development. Opportunity exists for the Partner
to acquire interest in the Mt. Woodson Golf Course.
Specific Plan Amendment SPA 92-002 governs the Master Plan
Development of the Mt. Woodson Ranch. This Specific Plan Amendment
includes 189 dwelling units, a Destination Resort, Golf Course,
Equestrian Center, Open Space and a Sewage Treatment Plant.Of
the uses listed above, all have been constructed except for
the Destination Resort and Equestrian Center.
The 7.72-acre commercial resort parcel (APN 278-472-10) is
zoned C-43; visitor serving commercial. Site Plan S92-021
approved a room space program, commercial uses and phased
construction for the Resort. The permitted resort square footage
includes the adaptive reuse of an existing historic castle
and for new useable area construction.

Considered
an architectural treasure, the historic “Amy Strong
Estate” is the center- piece of the resort site.The
12,000 square foot stone mansion, known as “The Mt.
Woodson Castle”, was completed in 1921. It is highly
regarded for its eclectic blend of Early California Arts and
Crafts exterior and interior design elements, as evidenced
by its inclusion on The National Registry of Historic Places.
The conceptual site plans that have been approved contemplate
incorporating the Historic Estate into a “boutique”
resort consisting of casitas, suites and rooms with supporting
spa and fine restaurant facilities.
An ‘Adaptive Reuse Study’ has been completed confirming
the feasibility of the proposed commercial adaptation.The
improvements fully utilize this facility and it’s unique
potential, while maintaining its historic ambience and charm.
The Mt. Woodson Resort is within a 375-acre gated, master
planned community, recognized by The National Association
of Homebuilders as the “Best In The Nation - Project
of the Year” in 1993.

Equestrian
trails meander through the ancient oaks and granite boulders
along the base of Mt. Woodson, which is also considered one
of the premier hiking and rock climbing sites in Southern
California. Substantial areas of open space have been permanently
preserved throughout the golf course and surrounding area
to ensure that visitors can enjoy the spectacular surroundings
in their natural state.
A lot-line adjustment process may be considered in conjunction
with the final resort development site planning, whereby the
existing acreage of Golf Course, Resort Site and Commercial/
Equestrian land use could be reconfigured, providing access
to certain areas suitable for golf course expansion. This
process could include a rerouting or reconstruction of certain
golf holes to optimize the integration of the golf course
and resort units.
The Woodson Group owns an additional 84 acres of land directly
adjacent to the Mt. Woodson Ranch and intends to develop this
land for residential estate lots.
